Homes With Heart was created to recognize those individuals while helping make homeownership a little more affordable.

The inspiration behind Homes With Heart is deeply personal.

My grandfather, Elmer Phillips, was a World War II veteran.

He never looked for recognition.

He simply served his country, worked hard, loved his family, and quietly helped others whenever he could.

Watching the way he lived taught me that true success isn't measured by what we earn—it's measured by how we treat people and how we give back.

Homes With Heart is my way of honoring his legacy while helping people throughout Central Virginia achieve their dreams of homeownership.

Homes With Heart is my personal giving program designed to thank those who give so much to our communities.

When eligible clients buy or sell a home with me, they may receive 10% of my gross commission back at closing, subject to lender approval where applicable, brokerage policies, state and federal regulations, and the specific terms of the transaction.

The goal isn't simply to save money.

It's to recognize people who dedicate their lives to serving others.

Eligible buyers and eligible sellers may qualify, depending on the circumstances of the transaction and program requirements.

In many cases, yes.

Depending on the loan program and lender requirements, Homes With Heart may be used alongside available homebuyer assistance programs. Some loan programs or lenders may have restrictions on commission credits or rebates, so eligibility should always be confirmed before closing.

My business primarily serves Central Virginia, including Amherst County, Madison Heights, Lynchburg, Forest, Bedford County, Campbell County, Nelson County, Appomattox, Monroe, and Gladys.
